When management replies to reviews of The Beverly on Yelp, the replies are signed by Greystar. The Arizona Attorney General’s office describes Greystar as the nation’s largest multifamily rental property manager. If you’re researching The Beverly, it’s worth knowing Greystar’s recent record with regulators, especially on fees.

Federal

The FTC’s hidden-fee case against Greystar

In January 2025, the Federal Trade Commission and the State of Colorado sued Greystar, alleging it advertised rents that left out mandatory monthly fees, such as pest control, valet trash, package concierge and utility administration, which renters often learned about only after paying an application fee. In December 2025, Greystar agreed to a settlement of about $24 million. Under the order, Greystar must show the total monthly price, including mandatory fees, more prominently than other prices, and disclose fees before taking any payment.

Arizona

Arizona’s May 2026 settlement over hidden rental charges

On May 13, 2026, Arizona Attorney General Kris Mayes announced settlements with Greystar under the Arizona Consumer Fraud Act, alleging Greystar advertised “deceptively low” rents that left out mandatory fees. The settlement adopts the FTC order’s requirements for Arizona and anticipates about $1.5 million in restitution for Arizona consumers.

Arizona’s rent-pricing lawsuit

Separately, in February 2024 Arizona sued RealPage and nine large landlords, including Greystar, alleging that RealPage’s rent-setting software let landlords coordinate prices and push rents higher in the Phoenix and Tucson areas. The AG’s May 2026 release describes that case as ongoing. Source: Arizona Public Media.
